Rental Management Plans

Tenant Only Plan
The Tenant Only Plan is designed to provide you with the essentials of renting your property with limited impact on your budget and proceeds.  At only a $99 per month this plan covers the following;
·         Property Advertisement, to include internet, social media and periodical advertisement up to $25 per listing with a maximum of $150 per rental period.
·         Screening of Applicants
·         Property Showing
·         Lease agreements
·         Evictions, Court costs are not included.
·         Access to owner and tenant portal.

The Basic Management Plan is designed to minimize the stress of property management on the owner.  It will deal with most major areas that a property owner will face when deciding to rent a property.  The Basic Management Plan includes the Economy benefits plus covers the following areas for your rental property;
·         Basic Clean outs with Basic repairs.  This does not include any major repairs, painting, or carpet cleaning.
·         Handy-man and emergency calls
·         Evictions, Court costs are not included.
·         Collection of Rent and proceed disbursements.
·         Access to owner and tenant portal.
 
This package is assessed at 10% of the monthly rental income

The premium plan is designed to minimize the responsibilities of a rental property on the owner.  This plan will cover all other areas of rental property management.  The following areas are covered under this program in addition to the areas already covered in the basic plan;

·         Application and inspection of Property for legally required permits and inspections, Baltimore County Rental License, Baltimore County Rental License Inspection and Lead Inspection.

·         Payment of Water Bill

·         Lawn Care if not covered in Lease agreement.

·         Management of Appraisal for all Major repairs, ie Roof, Interior updates, and Insurance claims.

·         Access to client and tenant portal. 

This package is assessed at 15% of monthly rental income.
